Should I just buy raw land and build myself?
Saturday, July 28th, 2007Buying raw land is something that only a very dedicated buyer should attempt. Here's why:
1) Zoning: You have to find out if the property is zoned for the type of structure you want to put on the land. If it isn't, the process can be difficult to get the land re-zoned
2) Contractors: You'll have to assemble a team of contractors to help you through the process, namely an architect to design the property and a general contractor to build the property. Additionally, you may need help getting through the city or county design & approval process.
3) Utilities: Does the land already have utilities running to it? If not, this can be a very difficult and challenging part of the process.
4) Access: Does the land have the street access you need? About the worst thing you can do is buy a piece of land that doesn't have sufficient access to it! That will render the land unusable.
These are just initial items to consider. Buying raw land and building your own structure is a very challenging, and often quite time consuming project. We don't recommend it for most buyers.
